MARKETING:
Place marketing ad on Ray's web site (www.raydifruscio.com) and other Internet sites/sources.
Place ad with rental services.
Place sign on property.
We get it done and pay particular attention to details.
SCREEN POTENTIAL TENANTS:
Verify income, reserves, and rent paid.
Visit present residence if practical.
Obtain credit report including FICO score and copy of photo ID.
PROCESS LEASE:
Use current standard lease form with custom addendum and home care guide.
Use disclosures for lead based paint, hazardous material and Pet Addendum where applicable.
OTHER:
Usually available via phone from 7am until 10pm.
Prepare detailed Move-In/Move-Out Check List.
Set up property trust account & Initial Move-In Property Inspection., photos, obtain associated info. $300 one time charge.
Prepare and file 1099 tax forms with IRS. Amounts owner paid to Ray and Rents paid to owner.
Supply end of year Income/Expense Statement & copies of 1099's.
Full bookkeeping services available.
Longest currently managed property dates back to 1978. Longest current tenant signed lease in 1978 (different property).
Your property is treated like my property.
MOVE-OUT:
Prepare Notice of Inspection Prior to Termination of Tenancy and inspect property within 2 weeks of tenant vacating.
Cleaning and condition check list supplied to tenant.
Inspect property after tenant vacates. Arrange cleaning & repair if required.
MAINTENANCE/REPAIRS:
I personally take all calls and inspect as required. I will retain a licensed independent contractor or handyman as needed.
I can arrange and supervise remodeling and facelifts of the property for a reasonable fee.
