Property Management new clients.  Usually I meet with the owner, view the home and take it over when it’s vacant so I can screen for an acceptable tenant. If presently rented, the management agreement would be subject to my meeting the current tenants. I have a 3 page addendum and a 4 page Home Care Guide that attaches to the lease agreement. I expect the rent on or before the 1st of the month & I hand carry all rent checks to my trust checking account. Existing tenants can be set in their ways and slide with the rent checks, etc. By interviewing the applicants about 3 times prior to renting to them I can explain what’s expected and if they don’t agree, we will find someone else. I check the applicants out almost to the extent that they are buying the home and, as a result, rarely do I have an issue with the tenants.
 
Since this is a services oriented business, time can accrue and I believe promptly responding to a tenant’s needs and they will usually pay the rent on time.  My fees are based on doing a good job not quoting low and doing little.
